Buyers:
Condos have more room to negotiate on price and credits. Single-family is neighborhood-specific, so move quickly on well-priced homes and negotiate harder on listings that have been sitting.
Sellers:
Condos perform best with realistic pricing and clear building details that give buyers confidence. Single-family still has momentum, but overpricing gets punished fast. Pricing and presentation matter.
