June is here and summer is officially on. Family, travel, and all the Cromer traditions we look forward to all year. But the market does not take a vacation and neither do we. We closed out May with multiple deals and hit the ground running with new listings.

Art Cinema Updates
After six years of fundraising and planning, Coral Gables Art Cinema is moving forward with a second screen at 240 Aragon Avenue, supported by recently approved city funding.
Ponce Circle Redesign
Coral Gables has advanced an $11.2 million plan for Ponce Circle Park, with an open-air performance space, shaded arcades, and a sculpture fountain planned for the downtown site.
New Downtown Parks
The city is adding two public green spaces downtown: 
a 20,000 SF park at the Publix site and a 10,000 SF park at Salzedo and Almeria.
Coconut Grove Elementary Expansion
The Miami-Dade School Board approved a roughly $15 million, three-story addition for Coconut Grove Elementary, bringing eight new classrooms and a skills lab to the campus.
Florida Permit Threshold
Starting July 1, Florida homeowners will not need a building permit for single-family repair or renovation work valued under $7,500. Electrical, plumbing, and structural work will still require permits regardless of cost.
Pinecrest Restaurant Push
With only 55 restaurants serving nearly 20,000 high-income residents spending an estimated $41.6 million dining out annually, Pinecrest is actively recruiting new concepts to its US-1 corridor. Contact the Village of Pinecrest to get started.

Closings
After 20 years, Misha’s Cupcakes is closing its Dixie Highway location, marking the end of their walk-in presence in Miami-Dade. And after 28 years Einstein Bros. Bagels on South Dixie in closing its doors.
